New England’s scenic beauty is a big part of why it’s a great location to start your search. The region’s picturesque landscapes draw visitors in year-round. They come for various reasons, but at the heart of it is the opportunity to experience a quintessentially American experience.

Each season brings its own appeal, from vibrant fall foliage to cozy winter retreats. For you, that translates to a steady stream of guests, which makes it an excellent place to consider running an Inn. Moreover, New England states share a strong sense of community and have a well-established tourism infrastructure network, which means they are supportive environments for innkeepers and owners. These factors make New England a great place to consider investing in the hospitality industry.

Additionally, the historic nature of many properties here allows innkeepers to offer guests an authentic, memorable stay, often in historic buildings that add to the allure. This individualized character is important when defining who you are and crafting a unique-to-you lodging and hospitality style.

Our founding business partners chose New England as their home base because of the area’s commitment to arts, cultural pursuits, and the outdoors. The other critical reason was the ease of travel between the active metro areas of New York, Boston, Montreal and beyond. Historic Inns & Restaurants for Sale https://bbteam.com/blog/historic-inns-restaurants-for-sale/ Thu, 29 Nov 2018 18:05:09 +0000 https://bbteam.com/?p=23262 financially viable inns
Historic Inns & Restaurants for Sale

Travelers throughout the world have always sought hospitable places to rest and eat. The history of country Inns that offer food and hospitality for the weary journeyer goes back centuries. The term ‘hospitality’ derives from ‘hospice’, meaning a place of rest. Today our historic inns & restaurants offer ‘hospice’ plus so much more.

The B&B Team has a number of historic inns & restaurants (commonly called full-service inns) listed. This and future blogs will be featuring these properties. Country Inns where guests are surrounded by rich history. Warm and restful guest rooms. Plus a restaurant that adds another dimension, a lively atmosphere were guests gather to enjoy good food and drink. A wonderful hospitable combination.

Where should we travel first?

In the hollow of a ledge, near a pine grove, a log home and tavern were built in 1853. Today this original simple dwelling is the Asa Ransom House Country Inn, a Western New York Inn & Restaurant.  The area and Inn are steeped in history. Asa Ransom was literally the first citizen of the town. Along with the tavern business he built a Grist Mill. Ruins of the mill can be found on the property’s eight acres. The Inn resides in the town of Clarence, the oldest existing town in Erie County. The reign of hospitality grew throughout the centuries. Dining rooms were added in 1975 while keeping the charm of the 19th century. Another guest room wing added in 1993 overlooks the rear gardens and pond.

Asa Ransom House Country Inn & Restaurant – Warm & Restful

Location is always key with country inns. The Asa Ransom House is on NY Route 5 (Main Street), the main east-west highway that runs straight to Clarence, NY.  Small town America is alive and well in the town of Clarence. A trip to Clarence and the Asa Ransom House will bring you back to a simpler time.

Historic Inns & Restaurants for Sale 3
Buffalo-Niagara Region

The Inn is just 15 minutes from Buffalo and 30 minutes from Niagara Falls. The Inn draws guests travelling to the rich Buffalo-Niagara Region which is part of the Great Lakes Region.  An important statistic; “There are 4, count em, 4 cities in upstate NY with metro populations of over 1,000,000 people. Buffalo, Rochester, Syracuse, and Albany/Schenectady/Troy. The entire population of Upstate NY is about 6,000,000 people.” That is a lot of people to draw from! Locals are also frequent customers to the restaurant. The restaurant serves New York based food and wine. Their extensive herb gardens add local flavor to the menu.

With a focus on food, special events and lodging of 10 guest rooms, new owners of the Asa Ransom House Country Inn will have an excellent opportunity to build new business. It is there to be had!

The B&B Team loves working with future innkeepers that have the vision and vitality to take an already solid successful Inn and restaurant to another level. Looking forward, the view looks great!

St. Louis Neighborhood B&B for Sale https://bbteam.com/blog/st-louis-neighborhood-bb-for-sale/ Wed, 14 Nov 2018 17:01:18 +0000 https://bbteam.com/?p=22984 St. Louis neighborhood B&B for Sale
St. Louis Neighborhood B&B for Sale

Lovely restored historic home, stunning architecture, late 19th Century planned city district location, walkable neighborhood streets close to everything. Sounds like a good recipe for a B&B.  Stir once and you get the Fleur-de-Lys Mansion Bed & Breakfast, St. Louis neighborhood B&B for sale.

Here are a few one-liners from guest reviews:

“It is a lovely, walkable neighborhood of turn of the century homes.”

“… close to a variety of terrific restaurants and places of interest.”

“The grounds are filled with fountains and lush plantings for a quiet place to read or relax.”

“…not far from downtown but is an urban retreat.”

“It was lovely to experience the charm and luxury of a bygone St Louis era.”

Guests that have experienced the Inn and the urban neighborhood location are great sources of information. They have been there, done that!

St. Louis is the Gateway City. Why? It was considered the gateway to the west during the westward expansion of our country. That was the bygone era, today people visit for many reasons and many stay as permanent residents. If you are looking to become innkeepers in a beautiful urban setting in a vibrant city, Fleur-de-Lys Mansion is well worth exploring.

St. Louis is known as a very livable city especially in some of the historic district neighborhoods. Fleur-de-Lys Mansion is in the Compton Heights Historic District. Walkable and short uberable distances to attractions and restaurants.

Lets’ talk about the St. Louis’ food scene, always a good subject. Plus food adventures are reasons why many people travel.

Travel & Leisure: Four Reasons Saint Louis is America’s Next Great Food City.

“American food lovers owe the Gateway City a debt of gratitude. After all, it gave us restaurateur Danny Meyer and, by extension, his growing hamburger empire, Shake Shack. But that’s only one reason to care about the culinary scene in St. Louis. Now young chefs are shaking up the local dining scene, too.”

Young chefs bring their own creative excitement to the table. And people who love food love to try the new and exciting. Sometimes it is a creative new twist on the old tried and true. Take the turkey leg…

St. Louis Neighborhood B&B for Sale
Turkey Leg Brined in Sweet Tea with Fixins’- Grace Meat + Three

“Of course, a city famous for its frozen custard and pork steaks still has room for a taste of Americana. That’s where chef Rick Lewis comes in. His new counter-service spot Grace Meat + Three (entrées $6–$28) earns its devoted following thanks to showstoppers like a super-moist turkey leg brined in sweet tea, confited.”

The Shaved Duck-Smokehouse & Gathering Spot is recommended by the Fleur-de-Lys innkeepers. An authentic go to place for those ribs that St. Louis is famous for. From pitmaster to plate. Fresh and soulful. Pulled Pork on Flatbread got my attention!

Shaved Duck Smokehouse-Pulled Pork Flatbread

Other places of interest to visit (besides your stomach) may be the Missouri Botanical Gardens or Busch Stadium. I’ve been to both. The botanical gardens are immense, it takes at least half a day or more to explore. Easy to get lost in the beauty to be found every step of the way. A photographer’s paradise. You can walk from the Inn, a hearty 25 minutes or by car 5 minutes. The inn is very close to the stadium as well. St. Louis Cardinals fans or not, it is a fun time. For some cultural stimulation there is the Karpeles Manuscript Library Museum, two doors down from the Inn.

Missouri Botanical Gardens-Oasis in the City

When you are staying in a city, the choices of places to see, dine and discover are endless. Innkeepers are good at creating the best personalized itinerary for their guests. Or for making suggestions of places their guests may know nothing about. Surprises are fun when on vacation.

Would you like to be that innkeeper? The Fleur-de-Lys Mansion, St. Louis neighborhood B&B for sale, is a viable Inn, manageable size with proven profitability. This is a must see inn in a beautiful  and profitable destination location.

Vergennes Vermont Champlain Valley Inn for Sale https://bbteam.com/blog/vergennes-vermont-champlain-valley-inn-for-sale/ Mon, 29 Oct 2018 21:32:02 +0000 https://bbteam.com/?p=22873 Vergennes Vermont Champlain Valley Inn for Sale 4

Enjoy an impromptu picnic on a knoll overlooking a winding river

Take a twilight or evening stroll on historic city streets

Stop in a café for an espresso and pastry

Snuggle with your love on a park bench gazing at the rich architecture of the city

This must be Paris? No, its Vergennes. The small Vermont ‘city with a heart’

I found some inspirational reading on Vergennes in a lovely article written by a young woman, Christina Caniyo.  As young people often do, Christina moved away from her home town of Vergennes. But she came back in 2000 and discovered a community transformed and revitalized. She describes it now as…

A city with an “eclectic mix of people from all walks of life”. A city “filled with pioneers. No longer is it the city people drive through to get somewhere else. People come here to set down their roots.”

I was very pleasantly surprised by the vitality and very upbeat vibe in Vergennes. The restaurants, shops, and art galleries are all housed in beautifully restored downtown storefronts. So welcoming and enticing, I wanted to explore every single one.

Yes, and the people do smile and say hello. First thought is…Do I know you? Don’t think so but I would like to get to know you. That is the kind of community Vergennes is.

Vergennes Vermont Champlain Valley Inn for sale
Vergennes Otter Creek

Like Paris, Vergennes has a beautiful setting on a river, Otter Creek, seven miles upstream from Lake Champlain. The river has a 40-foot falls in the downtown, both above and below the falls are beautiful spots for boating. On a summer day you can view maybe a dozen sailboats and other pleasure craft, up from Champlain. Along the banks, park benches can be found for that romantic snuggle and impromptu picnic.

And the food! An excellent example is the French style bakery, Vergennes Laundry by CK– Coffee, Bakery, Brunch & Dinner. That espresso and pastry I mentioned. Pan au chocolate or a pecan sticky bun, delicieaux. For dinner, a cassoulet or Sancerre poached scallops.

Vergennes Vermont Champlain Valley Inn for Sale 5
Vergennes Laundry CK pastry heaven!

Another example of great eats. Park Squeeze with seating upstairs and gothic bar overlooking the city lights. Writer Christina Caniyo recommends the Creek Heritage Farm pork burger and their ginger mojito.

And Vergennes has an Opera House. This historic Opera House was built in 1897 and was restored and opened to the public in 1997 after a 27-year-closer, just in time for the building’s 100th anniversary. The calendar of events includes a variety of local Vermont music groups, dances and movies. But no phantoms in this Opera House, except maybe at a Halloween costume ball!

If you are looking to make a change in your life style and career; if you want to take a permanent vacation from a fast-paced race that you really don’t care about winning anymore, then the thriving city of Vergennes may be the place you. If you have dreamed of owning your own business in a ‘small city with a heart,’ let’s talk.

The Strong House Inn is a fourteen-guest room Inn built in 1834. A classic Federal style home with Greek Revival flourishes. Later additions were added in the 1950’s and the mid 1990’s, ultimately creating an all-inclusive compound of lodging and event spaces. The surrounding 4.9 acres has amazing mountain vistas.  A perfect setting to host weddings, retreats and other celebratory events.

Strong House Inn, Vergennes Vermont

In addition to the leisure traveler, the Strong House Inn enjoys a steady business clientele. Nearby United Technologies and Middlebury College have an ongoing business relationship with the Inn. In addition, the Inn has been offering retreats and special events for many years. In the slower season, October through June these retreats and special events help fill the Inn. The repeat business from the business traveler and the retreats is strong. The Inn has the indoor and outdoor space that is perfect for relaxed getaways in this idyllic Vermont setting. Yet so close the ‘city lights’ of Vergennes.

The Strong House Inn has been owned and operated by the current innkeepers for many years. They are now ready to retire and hand the keys over. They love their community and plan to stay in Vergennes. The B&B Team would be pleased to help new owners’ transition to their new life and business at the Strong House Inn and Vergennes.

A fellow Vergennesian describes his community as a city that “exudes that ‘cradled ease’ one experiences in a small town.”

The B&B Team would love to introduce you to the Strong House Inn  Vergennes Vermont Champlain Valley inn for sale. Let’s talk.

Transformational Travel https://bbteam.com/blog/transformational-travel/ Wed, 17 Oct 2018 14:05:03 +0000 https://bbteam.com/?p=22702 transformational travel
Transformational Travel

Transformational travel can be defined in simplest terms as a travel experience that becomes a “trip of self-discovery”. This almost sounds like 1960’s jargon (different kind of trip though).

Seriously folks. A recent article by Tamara Gillan for The Drum Network; ‘Tapping the power of transformational travel’  explains what transformational travel is all about.

One’s destination is never a place, but always a new way of seeing things” Henry Miller

Mr. Miller wrote a lot about Paris in the 1930’s. His writing transforms you to the city of light in that era. Very descriptive writing has that power.

“Travel has that power. Part fantasy, part reality, travel is a way of experiencing life that takes you beyond the familiarity of your day-to-day and transposes you to another place. The destination differs but the intent remains the same – the incomparable pleasure of experience…”

Are you giving your guests a transformational travel experience?

“We know from speaking with consumers that 36% of travelers would pay more for their travel experiences if they felt it was based on their personal preferences, which is why, when done well, travel becomes a marketing ‘enabler’ because it directly engages the customer and has the possibility of positively impacting their behavior and attitudes.”

Here is a great example of how to receive a slice of that 36% that is willing to pay more.

transformational Travel
Sunday River Covered Bridge Maine

Wolf Cove Inn blog post titled ‘Maine in the Fall-Covered Bridges and Waterfalls’  may not be a match for Henry Miller’s writing talents but it is just as powerful. According to innkeepers Sue and Roy Forsberg, this blog has brought more reservations since it was published than the innkeepers ever thought possible. Why?

  • Expands the readers knowledge of the area and what there is to see and experience.
  • Engages the reader with good photos, a video and detailed directions on how their days will be filled.
  • The reader can picture themselves on the road, camera in hand with the beauty of the Maine countryside surrounding them.
  • The blog ends with directions back to the Inn with a choice of a direct or more leisurely scenic route.
  • The reader can then picture themselves relaxing and experiencing what the Wolf Cove Inn has to offer at the end of their day’s journey. Perfect.
transformational travel
Wolf Cove Inn Cabin

Transformational travel involves not only a trip of self discovery but a trip that feels crafted for you, a trip that guests feel is a valued experience.

The Wolf Cove Inn ‘Bridges and Waterfalls’ writing transposes the reader to a different place. It engages and entices the reader. That is it’s power.

All of our small lodging properties in varied locations across the US have the opportunity to engage guests in transformational travel experiences. The power of travel can transpose your guests away from the day-to-day and take them to another place. If done well and the experience is perceived as valuable and authentic you can get that portion of the 36% that is willing to pay more and… come back for more.

The B&B Team works with a wide variety of Inns in varied locations waiting for new innkeepers to take the helm. New innkeepers have the energy, vision and opportunity to expand on the transformational travel experiences the Inn and area have to offer. We are here to help.

Colleges & Inns-Winning Relationships https://bbteam.com/blog/colleges-inns-winning-relationships/ Tue, 11 Sep 2018 17:59:04 +0000 https://bbteam.com/?p=22299 Colleges & Inns-Winning Relationships 9
Colleges & Inns-Winning Relationships          Middlebury College Vermont

Boutique Weekly’s BLLA recent newsletter topic; ‘Dissecting the Relationships Between Universities and Boutique Hotels‘ revels some interesting insights.

“Any hotelier will tell you location is key – this is another factor that lends to the success of boutique hotels in university towns. Not only do campus hotels maintain a very high occupancy during the school session, but the addition of bespoke lodging accommodations means the facilities are able to earn revenue from non-scholastic endeavors year-round. This makes them more resilient than most in this marketplace.” Francis Kiradjian, Founder & Chair, BLLA

Well established country Inns and B&Bs located in college towns have been main stays of college communities for decades. One exemplary example is The Swift House Inn & Restaurant in Middlebury Vermont. Home to Middlebury College.

Colleges & Inns-Winning relationships
Swift House Inn, Middlebury Vermont

Middlebury College is over two centuries old. Like many colleges in our country’s early years, it started modestly in rural New England towns like Middlebury. Today Middlebury College has developed from “the town’s college” into an institution of international renown.

While researching the history of the college some interesting facts were uncovered.

  • In 1823, Alexander Twilight graduated from Middlebury College, the first African American citizen to earn a baccalaureate degree at an American college.
  • In 1883, the trustees voted to accept women as students in the College, making Middlebury one of the first formerly all-male liberal arts colleges in New England to become a coeducational institution.

I digress but I do love history!

Colleges 7 Inns-Winning Relationships
Middlebury Vermont Downtown
colleges 7 Inns-Winning Relationships
Same Downtown  (Kinda)!

Over the years the student body grew, not only in numbers but in diversity. With its growth the town of Middlebury thrived as well. Today the town is the commercial and business center of the region. And a beautiful countryside region it is. A natural setting in Vermont’s Champlain Valley, Green Mountains to the east and Adirondacks to the west.

When students and their families seek lodging while visiting the college, they are NOT looking for just a place to stay.

Another insight from BLLA. “The consistency in quality gives prospective student’s (and more importantly their parents) peace of mind.”

The Swift House Inn & Restaurant provides quality and consistency in abundance. It is proven time and again by returning guests. A few excerpts from Trip Advisor reviews from visiting parents illustrate this.

“Coming back was like visiting good friends again.”

“With our child now graduated from Middlebury College, we won’t be back for a while at least… but we will plan to return, if only to stay at this charming and cheerful Inn.”

“We have had great memories about our time in Vermont, and the Swift House Inn was a major contributor to our great times there.”

Do you detect ‘peace of mind’ in these review excerpts?

College 7 Inns-Winning relationships
Consistency and Quality-The Swift House Inn

College towns are key areas that have a high volume of travelers connected to the school, but the quality and consistency provided by The Swift House Inn and its 5-star dining attract a much wider audience. Business and leisure travelers, plus locals frequenting the restaurant and booking small meetings and events. A true winning relationship for all.

The B&B Team is proud to feature The Swift House Inn, a premier full-service country inn for sale. New owners can continue the legacy of providing the quality and consistency of hospitality (and peace of mind) to guests for decades to come. A main stay in the community, a key Vermont location and a well maintained and cared for property.

Summertime in Maine

While visiting Maine, what first comes to mind? Then what’s the next question of your host?  “Where can we get the best lobster and blueberry pie?” Welcome to summertime in Maine.

Let’s take a journey to the past and explore the culinary history of the lobster and the Maine blueberry.

“The Lobster is the most moral creature in the universe, though he doesn’t know it. He is also probably the best-tasting. He knows that very well, and that is why he makes it so hard for you to get him up off the deep ocean floor and out of his armored shell.”  Robert P. Tristram Coffin, Maine native, poet, essayist, lecturer and professor. 1892-1955

His writings of Maine farm and seafaring lifestyle are classic. Reading Coffin’s poetic words brings to light what life was like in Maine in simpler and hardier times.

Of his many books, Mainstays of Maine (published 1945) is a favorite, all aboutSummertime in Maine, and the Eatin' is Easy 17 food, but not a cook book. The pages are filled with colorful recollections of family recipes, gatherings around food laden tables and folklore.

“…there is a lot in the weather and scenery of Maine, and the feel and look of the land and water.” Coffin

And what does the land and water produce in Maine? Lobsters and blueberries. Those culinary mainstays of Maine.

Here is Coffin’s recipe for Maine lobster.

Steam them on a fast fire for only 10 minutes. (Couldn’t get much simpler than that!)

In addition Coffin points out; “…you need only your two hands for shelling. And hunger!”

There is a messy etiquette to shelling, but once learned, it comes naturally. And it’s all worth the effort. Don’t wear your best attire. Those little plastic bibs or, better yet, large kitchen towels covering your front are a must.

As a side, maybe some local corn, drawn butter and a roll of paper towels. Followed by dessert, any sort containing Maine blueberries.

Put them and their colorful vigors into muffins or pies. Or have you ever tried them in a plain vanilla cake? They are something to make the heart flutter there. And, of course, a blueberry pie, if the crust is flaky as ribbon candy, is one of this world’s best things, eaten hot right out of the oven, with the berries all singing still at full cry. A blueberry needs heat to bring out its best points.” Coffin

It is not just about the food to complete a culinary experience, but the times and places where they happen. One special place is Monhegan Island. An island 12 mile off the coast of Maine.

“Among the most iconic sites on the entire coast, Monhegan is famous for its small, close-knit fishing industry and its reputation as a seasonal and year-round home to artists for more than four centuries.” Town of Monhegan Website

In addition, “The island is surrounded with the Monhegan Lobster Conservation Zone, an area where only Monhegan fishermen can set traps, that was granted to the island by the state legislature. The legislature also granted Monhegan’s fishing fleet a special winter lobstering season in the 1930s.” Island Institute

The island innkeepers live the Monhegan lifestyle and provide the island hospitality in the fairer months to the droves of tourists. Its summertime in Maine, and the livin’ is easy and eatin’ is good at The Monhegan House and Restaurant  “A place where the simple island life is made memorable.”

The Monhegan House restaurant is a favorite of natives, tourists from all over the island and the Inn guests. The restaurant utilizes fresh and local ingredients. Lobsters! For a change of pace, The Novelty (behind the hotel) is open throughout the day and evening and offers delicious pizza, wraps and salads as well as an extensive selection of wine and beer.  We also offer hand-dipped Shain’s of Maine ice cream and house made bakery items.

“For Maine ledges and Maine water are good things for the world to look at and feel.” Coffin

Georgia Mountaintop Inn & Spa-High Altitude Escape https://bbteam.com/blog/georgia-mountaintop-inn-spa-high-altitude-escape/ Wed, 20 Jun 2018 15:57:29 +0000 https://bbteam.com/?p=21414 Lucilles Mountain Top Inn
Georgia Mountaintop Inn & Spa-High Altitude Escape

A high-altitude escape awaits guests at this beyond the ordinary Georgia Mountaintop Inn & Spa. A pinnacle location in the Northeast Georgia mountains with not just views but wide 360 degree vistas. Spectacular outlooks of blue tinted mountains, endless skies and forested valleys. The Inn was purpose built in 2001, the location was specifically chosen for the vistas and location. Built in the Arts & Crafts style that fits so well with the surroundings. And the surroundings? Diverse with plenty to see and do.

When the highways and now well-traveled parkways were completed starting in the 1920’s, through the 50’s and 80’s, tourism gradually increased. Today the area is a popular well visited destination.

“The area is regarded as the heart of Georgia’s wine country. Moving west, vineyards give way to apple orchards, with apple houses dotting a stretch of Georgia Highway 52, aka Apple Alley.”

In addition the town of Blue Ridge (near the Inn) is the Trout Fishing Capital of Georgia.

Trout, wine and apples, sounds like a good river, vineyard and orchard to table meal to add to your high altitude escape experience.

A huge part of the experience in the Georgia mountains are the scenic drives and the discoveries found along the way.  National Geographic has a wonderful travel guide book entitled; ‘Drives of a Lifetime’. One of the featured drives takes you on an adventurous drive through the area surrounding the Inn.

“Spend a little more than an hour of drive time traveling through the forested mountains and valleys of Northeast Georgia’s Chattahoochee National Forest or take longer to stop at some of the spectacular sights along the way. This route takes the shady highways that follow the wild and tumbling Chattahoochee River, leads you across the Appalachian Trail and to observation areas along the way where you can see dramatic mountain vistas. Stop to see Georgia’s highest mountain or hike to several waterfalls along the route.”

Sometimes the best way to learn about a lodging property is to read from a guest’s point of view. Someone who has experienced the Inn and surroundings.

“We stayed in the Mountain Suite and it was pure heaven. The wall-to-wall windows overlooking the mountains brought peace and solitude. The outdoor copper shower was a dream and very private. The service was impeccable and the breakfasts (which we had served to us outside) were awesome. We will be back in the fall. This place is worth coming back to. A short drive from either Atlanta or Greenville, SC. The surrounding arts and crafts places and restaurants add to the charm of this incredible area.”
