Bed & Breakfast Pioneers-Mira Monte Inn-The Legacy Lives On

We can all learn from history, the good and the bad. The mistakes of the past are best learned and remembered so not to repeat them. We also want to learn from past good deeds and practices, so we can continue a legacy.

It was innkeepers that first bought historic homes and converted them to bed and breakfasts who are our industry’s bed & breakfast pioneers. All of us at The B&B Team often hear innkeepers say that they would love to go back to the simplicity of the ‘good old days’, no internet, OTA’s, online reviews, on and on. But the early bed & breakfast pioneers endured hardships that challenged them as well. Just not ‘cloud’ based, more down to earth.

George and Eleanor Pavloff took possession of an inn on Deer Isle Maine in 1975 after it stood vacant for many years. You can imagine what ‘issues’ they discovered in a 1793 building that lay empty and abandoned. How about “a suspicious gasoline odor that wafted from their faucets and perfumed their showers.” Ah yes, a nearby gas station underground oil tank, leaking. That is a real ‘down to earth’ problem. Time to hook up to town water. From an article in the July 1978 issue of Down East Magazine, ‘So You Want to Open an Inn?’ By Mimi Steadman.

The Pilgrim’s Inn in Deer Isle has housed and fed a few innkeepers since the Pavloffs. Current innkeepers, Nicole and Scott “strive to uphold that tradition of excellence” they have inherited. And as many of you know, with the care of a building over 250 years old, the challenges are ever present. The pride of ownership and knowing they are upholding an honored legacy is their reward. Their guests and the community are thankful for this.

Another pioneer was Marian Burns. In 1980, after many years as an educator, Marian bought a former summer cottage in Bar Harbor Maine, and Mira Monte Inn was created with just three rooms. At her death at age 88, Marian’s creation had grown into 20 rooms. Marian received many community and service awards over her many years of innkeeping. She was in constant motion, her brain never stopped planning a new project for the inn, her community and her guests. As an example, Marian received the Maine Innkeeper’s Association Community Service Award for her work with Hospitality for Habitat. A fundraiser for Habitat for Humanity that is still operating today and has raised over $220,000.

On May 2, 2019, Mira Monte Inn sold to Bruce and Cheryl Ueno. During their transition, they had spent many hours with Marian’s family. Learning about operations, but just as important, about Marian and the legacy she left. The day before closing, Rick and I were out to dinner with Cheryl, Bruce and one of Marian’s sons and his wife who have been managing Mira Monte with other family since Marian’s death. Bruce and Cheryl surprised us all with a photo of a wonderful portrait of Marian that Bruce had commissioned from an artist friend of theirs.

The portrait will hang in Mira Monte Inn along with her many award plaques. Bruce and Cheryl believe her presence belongs there; her legacy will forever be a part of the Inn. As you can imagine, there were a few tears at the dinner table that evening. What a lovely tribute and thoughtful gesture from Cheryl and Bruce.

So next time you are spending hours on your computer with challenging issues from the ‘cloud’, raise a glass of wine to the heavens, give a toast to the bed & breakfast pioneers.

“…the septic is in great shape, thanks, had to put new tile in room 3, it looks great…the chimney you had repaired 25 years ago, well guess what?” Found three layers of wallpaper in room 7, what were you all thinking, yikes. Oh, and by the way, you were right about our guests, they are what keep me going, they are great!” Cheers!

To end my little tribute, here is a true Marianism, (she was known for many).  “One may not get everything they want but they can always get some.”

Beyond Santa Fe, New Mexico, just 30-minute drive north, rests the village of Chimayo. Nested in the Sangre de Cristo Mountain foothills of the Rocky Mountains. The desert is peaceful here, some ancients viewed it as magical and healing. Today the spiritual mood of the place still exists. And the natural beauty! Chimayo is a verdant oasis worth a visit in the Land of Enchantment.

The B&B Team affiliate, Marilyn Bushnell, recently visited Chimayo and stayed at the Casa Escondida Bed & Breakfast. She was able to explore the area. Chimayo is a great central location for day trips to Santa Fe, Los Alamos, Abuiqui, Taos, and the high road to Taos. Here are some of the enchantments she experienced.

“I love Georgia O’Keefe, so I stopped in her dedicated museum, drove the ‘turquoise’ trail to ABQ and took in the very different scenery and food of the region.” Marilyn

The level desert with the Sangre de Cristo Mountains in the distant horizon make the sweeping sunrises and sunsets special. The sky, desert and mountain hues can be seen in paintings (Georgia O’Keefe for sure!), woven blankets and baskets, painted doors and adobe walls. Everywhere you go there is desert color.

“I loved the weavers (the one gentleman I met has had his weaving on display in the Smithsonian).” Marilyn. Chimayo Weavers.

The Trujillo family have been weavers in Chimayo for eight generations. “I see the colors-the browns and greens in the ground and trees, the blues of the sky, the reds, purples, oranges in the sky at sunset, the yellows in the plants. I weave with these and other colors. I’m influenced so much by the landscape and anything I see.” Irvin Trujillo

One special and enchanting place is the little church, El Santuario de Chimayo, one of the most beautiful examples of Spanish Colonial architecture in New Mexico. It’s best known for the curative powers of the ‘holy dirt’ found in a small prayer room inside the sanctuary.  The church draws more than 300,000 visitors a year. The upcoming Holy Week will bring pilgrims walking from Santa Fe and some as far as Albuquerque. Believers or not, the church and the grounds communicate a heightened sense of spirituality. A place to experience the sounds of silence.

Colors are in the food too! Rancho de Chimayo Restaurant is located in Chimayo. A long time family run New Mexican restaurant.

Where should we travel first?

In the hollow of a ledge, near a pine grove, a log home and tavern were built in 1853. Today this original simple dwelling is the Asa Ransom House Country Inn, a Western New York Inn & Restaurant.  The area and Inn are steeped in history. Asa Ransom was literally the first citizen of the town. Along with the tavern business he built a Grist Mill. Ruins of the mill can be found on the property’s eight acres. The Inn resides in the town of Clarence, the oldest existing town in Erie County. The reign of hospitality grew throughout the centuries. Dining rooms were added in 1975 while keeping the charm of the 19th century. Another guest room wing added in 1993 overlooks the rear gardens and pond.

This must be Paris? No, its Vergennes. The small Vermont ‘city with a heart’

I found some inspirational reading on Vergennes in a lovely article written by a young woman, Christina Caniyo.  As young people often do, Christina moved away from her home town of Vergennes. But she came back in 2000 and discovered a community transformed and revitalized. She describes it now as…

A city with an “eclectic mix of people from all walks of life”. A city “filled with pioneers. No longer is it the city people drive through to get somewhere else. People come here to set down their roots.”

I was very pleasantly surprised by the vitality and very upbeat vibe in Vergennes. The restaurants, shops, and art galleries are all housed in beautifully restored downtown storefronts. So welcoming and enticing, I wanted to explore every single one.

Yes, and the people do smile and say hello. First thought is…Do I know you? Don’t think so but I would like to get to know you. That is the kind of community Vergennes is.

Like Paris, Vergennes has a beautiful setting on a river, Otter Creek, seven miles upstream from Lake Champlain. The river has a 40-foot falls in the downtown, both above and below the falls are beautiful spots for boating. On a summer day you can view maybe a dozen sailboats and other pleasure craft, up from Champlain. Along the banks, park benches can be found for that romantic snuggle and impromptu picnic.

And the food! An excellent example is the French style bakery, Vergennes Laundry by CK– Coffee, Bakery, Brunch & Dinner. That espresso and pastry I mentioned. Pan au chocolate or a pecan sticky bun, delicieaux. For dinner, a cassoulet or Sancerre poached scallops.

Another example of great eats. Park Squeeze with seating upstairs and gothic bar overlooking the city lights. Writer Christina Caniyo recommends the Creek Heritage Farm pork burger and their ginger mojito.

And Vergennes has an Opera House. This historic Opera House was built in 1897 and was restored and opened to the public in 1997 after a 27-year-closer, just in time for the building’s 100th anniversary. The calendar of events includes a variety of local Vermont music groups, dances and movies. But no phantoms in this Opera House, except maybe at a Halloween costume ball!

Importance of Trust and Transparency-Check List

In 2012 our friend, colleague and The B&B Team member affiliate Scott Bushnell, who sadly passed away this year, wrote an article about trust. I would like to revisit and share his inciteful  thoughts on this subject, the importance of trust and transparency between buyer and seller.

“Just yesterday I received a call from an innkeeper with whom I have had a relationship who was considering selling his inn, a 7 room bed and breakfast inn in a nearby state.  Just what we do!  Thanks for the call!   We opened up a dialog about the inn, its size, its location, discussed the process, and then I suggested he send me a copy of his 2010 and 2011 financials.  You would have thought I was asking for his FBC (first born child).  “I just will not get into the hassles of trying to explain my financials and business with ANYBODY.  Just sell my inn!”  He was adamant and fixed in his stubbornness.

My antennae went up like a dog’s ears at suppertime.  After failing to convince him that this is an important step to understanding the revenue and net operating income of the inn (to help establish its value), we closed our conversation that perhaps the best way to sell his property is as a residence through the local MLS system since a buyer would never be able to get a commercial loan on that property without the bank seeing the financials.  He was satisfied with that…I guess.

But the point is trust.  I lost trust with him.  Was he cheating the IRS and did not want to let anybody discover it?  Were his numbers so poor that I would be trying to sell his inn only on its potential?  Does he even have records?  All kinds of distrustful thoughts went through my head.  I hope all them are wrong.  If a seller, perhaps even unwittingly, withholds information from a buyer, trust is jeopardized, and with the limited number of buyers and the huge inventory of inns for sale, buyers will look elsewhere.  Building Buyer/Seller trust is critical.

Almost 6 years ago and this scenario, unfortunately, still plays out like a broken record! When our team members get calls like the one Scott described we do our best to educate both buyers and sellers, explaining the process and how best to proceed. These relationships must be based on trust. Both parties must understand that we have their best interest in mind from start to finish.

Besides the initial trust that must be established, there is transparency. From another wise soul:

“Lack of transparency results in distrust and a deep sense of insecurity.” Dalai Lama

I think Scott would be amused that I am quoting the Dalai and him together in this blog!

Hiding information, whether it is in your financial records or condition of your inn, will eventually come out into to the open. It is inevitable. Yes, sometimes something may be buried (like an old oil tank) and the seller may not be aware of it. This happened just recently in one of our transactions. But it was discovered and removed with all parties cooperating, result… kumbaya! Trust was established before the tank discovery which made a huge difference.

“Innkeepers…think about the “surprises” that made YOU angry when you bought your inn.  We’ve all been there.  Think like the buyer of your inn.  What roadblocks can be removed now to build Trust and not jeopardize the chances of a timely and financially rewarding transfer.”
